Van Buren sits up where the Current River comes through, about an hour from our office in Poplar Bluff. We insure homes there, second homes, places people rent out, and we help a good many people in Carter County with Medicare.

That is most of the reason we wrote this page. Big Spring and the Ozark National Scenic Riverways are right there, the floating and the hiking bring people in, and eventually somebody comes back and buys. Before you do, there is one thing worth understanding.

The Carter County Health Center handles public health, but it is not a hospital. For care, people head west. Mountain View, about forty-five minutes out, has Mercy St. Francis Hospital on Highway 60 and an Ozarks Healthcare clinic on North Elm that takes walk-ins. West Plains, further on, has Ozarks Healthcare, the regional hospital. Springfield, when it is something big, is CoxHealth.

None of them affiliated with the others. That matters more here than almost anywhere else. A plan that works fine at the clinic in Mountain View may do you no good at all in Springfield. And if you are coming from somewhere else, the plan you have now almost certainly does not serve Carter County.

If you are moving here, the timing matters

Moving outside your plan's service area opens a Special Enrollment Period, a window to change plans outside the usual fall season. It opens the month you move and runs two full months after. Tell your plan before you move and it opens a month earlier. Let it close without choosing and you do not keep your old plan. You get dropped from it. People find that out in July. It is a great deal easier to handle in advance.

If you are moving here, the timing matters

A house you are only in part of the year is not insured the way a primary home is. Plenty of policies do not want a place sitting empty for months at a stretch. And if you put it on VRBO when you are not there, most homeowners policies exclude short-term rental outright. Finding that out after a claim is a rough way to find out. We write those. Second homes, seasonal places, river property, short-term rentals, and the regular home and auto besides.
